HMO vs single let in Gloucester: the real numbers

7 July 2026 · Gerran Smith

If you're weighing up your first or next property investment in Gloucester, the big choice is usually this: single let or HMO? Both work. They just work very differently. Here's an honest comparison based on what we see in the GL1, GL2 and GL4 postcodes.

The single let: simple and steady

A typical 3-bed single let in Gloucester might rent for around £1,100 to £1,300 a month to one household on one tenancy. One tenant, one rent payment, one set of wear and tear. Empty periods tend to be short because family demand in Gloucester is steady, and management is light. Many landlords self-manage or pay an agent around 10 to 12 percent.

The trade-off is income. After mortgage, insurance and maintenance, monthly cashflow on a single let is usually modest. It's a strategy that leans on long-term growth rather than income.

The HMO: more income, more moving parts

Convert a similar property into a 4-bed HMO (a house in multiple occupation) and the income picture changes. Four rooms at £500 to £650 a month each can bring in £2,000 to £2,600 gross from the same bricks and mortar.

But costs rise too. Bills are usually included (council tax, utilities, broadband and cleaning of shared areas), management is heavier, and compliance is real work: room sizes, fire doors, alarms and emergency lighting all apply.

A 4-tenant HMO sits below the national mandatory licensing threshold of five occupants. Planning rules still matter. Gloucester City Council has confirmed an Article 4 Direction covering six city wards from March 2027, after which converting a house to a small HMO in those areas needs planning permission. Always check the latest position with the council before you buy.

Which one suits you?

If you want lower workload, lower risk and steady long-term growth, the single let is hard to beat. If you want more income now and are prepared to manage complexity, or pay a specialist to, an HMO can produce much stronger cashflow. Many investors end up holding both.

The short version

  • Single let: lower income, lower workload, simpler compliance.
  • HMO: roughly double the gross income potential in Gloucester, with higher setup costs, heavier management and stricter rules.

Neither is better. They're different tools.
